- We will send a draft contract pack to whomever acts for the buyer. We will guide you through the process of completing the standard property forms which we will supply.

Purchasing a property

Once your offer for a property has been accepted by the estate agent or the seller our team will step in.

Helping you re-mortgage
A re-mortgage is moving your existing mortgage to a new lender to receive a better rate of interest or to release equity.
Our solicitors can guide you through the process of a re-mortgage.
At Wilfrids Law, we know that you want to get things moving as soon as possible. That is why we aim to complete all standard re-mortgage work within fourteen working days of receiving your mortgage offer from your lender.
On completion, we will:
- Sign the mortgage deed
- Confirm redemption amount with your existing lender
- Finalise completion
- Receive your funds from your new lender
- Release funds to relevant parties
- Pay you any balance due
- Deal with the registration formalities
Before we complete your re-mortgage, we will send you a mortgage deed to sign in front of a witness. This shows that you accept the terms and conditions of the mortgage which is then secured against your property.
Transferring your equity
If your personal circumstances have recently changed, for example, you have or married or re-married, divorced or separated, you may wish to change your title deeds by adding or removing co-owner’s name. we can help you by liaising with your mortgage company on your behalf in relation to any proposed change in ownership of your property.

Facilitating extensions on leasehold properties
The lease extension process is complex involving both valuation and legal work. It is vital you are properly represented by experienced Solicitors and Chartered Surveyors to ensure the best premium is obtained and additional unnecessary costs are avoided.

The difference between leasehold as opposed to freehold or commonhold is that you are buying the rights to live in a property for a set agreed time.
When the term reaches 70 years or less it is more difficult to obtain a mortgage on normal terms. It, therefore, becomes difficult to sell the flat or other types of leasehold property, therefore, having a direct impact on the value.
An extension of the lease term allows the full value of the flat can be realised on sale. This is the main reason people extend their leases. Unfortunately the longer you leave it to extend your lease the more expensive it becomes.
